A Landlords Inspection is the gas industries equivalent to an MOT test to the car industry and will typically takes less time to complete than an Annual Service or Inspection Service. A landlord is anyone who rents a property that they own under a lease that is shorter than 7 years or under a licence. Regardless of whether you are a landlord under GS(IU)R 98 you may be considered a landlord under other related legislation.

Landlords' duties apply to a wide range of accommodation, occupied under a lease or licence , which includes, but not exclusively:

As a landlord you must ensure that any gas appliances (permanent or portable), and gas flues that you own and provide for use by your tenants have regular gas safety checks. A landlord’s inspection will establish the correct operation of safety controls and safe operation only. A Landlords Inspection alone will not improve the performance of your gas appliance. A Landlords Gas Safety inspection is not an Annual Service or an Inspection Service

Any gas appliance that you own and provide for the tenant's use is included in your legal duties. If a tenant has their own gas appliance that you have not provided, you are responsible for parts of the associated installation and pipework, but not for the appliance.

In hotels and B&Bs, you must arrange an annual gas safety check for any gas appliances serving guest accommodation even if it is sited away from the guest accommodation. Carbon Monoxide

We strongly recommend the use of CO alarms as one useful precaution to give tenants advance warning of CO in the property. Importantly alarms should not be regarded as a replacement for regular maintenance and safety checks. CO alarms cost £30 and can be purchased from our online shop. Our Carbon monoxide detectors comply with British Standard EN 50291 and carry approval European Kitemark. CO alarms should be installed and maintained in line with the manufacturer's instructions.
